DEMO STARTING ON URBAN LAND DEVELOPMENT’S 531 BRYANT SET TO RISE IN CENTRAL SOMA’S SOUTH PARK

First ground-up, post-Covid boutique office building designed for office tenants seeking high-tech/low-touch indoor/outdoor environment
in mid-rise workplace

SAN FRANCISCO (June 3, 2022) - Urban Land Development (“ULD”), a full-service real estate development firm based in San Francisco, and its privately held real estate fund Urban Land Capital (“ULC”), today announced property demolition is now underway to build 531 Bryant, the first ground-up boutique office development in the South Park neighborhood of Central SoMa. The building will be ready for occupancy July 2023.

531 Bryant will also be the first post-pandemic best-in-class office building in San Francisco, designed and built with an emphasis on the feel of hospitality as if in a four-star hotel, as well as a targeted focus on today’s high-tech/low-touch interior/exterior healthy workplace environment.

“The 531 experience is about delivering a work environment that will attract employees back to the office by being in a technology-rich and diverse neighborhood of San Francisco in a new iconic building designed for a healthy workstyle,” said ULD Managing Director Susan Sagy. “ULD is committed to providing the ‘right model’ for today’s workplace, which means ensuring a safe, healthy office environment with an abundance of outdoor space for working, dining, and relaxing. The building is designed to deliver 100% outside air, interconnecting stairs with floor-to-ceiling glass, and stunning views of downtown San Francisco, as well as offering full- building control and identity to a smaller office user.”

The 51,408-square-foot post-pandemic-crafted architecture by Handel Architects projects a textured industrial character in keeping with the neighborhood while delivering state-of-the-art systems incorporating the capacity for 100% outside air, merv filtration and energy efficiency to ensure employee well-being. The property is designed with the same amenities as larger buildings, including lifestyle space for yoga, meditation, dining, and socializing, in addition to showers, lockers, bike parking and repair to break up the day by stretching both mind and body.

“We were looking to capture that residential and hospitality verve, and Handel responded with great design,” added Sagy. “The result is boutique in-fill in an edgy part of the city that doesn’t feel it’s part of an office.”

“We took a hard look at the pandemic-accelerated workstyle and retail trends and integrated them into our design,” said CEO of ULD Jon Mayeda. “We are finding companies have a renewed appreciation for accessible mid-rise buildings in different areas of a city – especially near transit nodes. This allows them to increase scale over time, and ensures more control over their entire environment, both indoors and outdoors.”

“Control over expenditures and scale is also important to retail – everything from non-profit pop-up shops to smaller restaurants,” added Mayeda. “We are excited to accommodate the micro-retailer, which adds another sought-after amenity to 531 Bryant.”

Exterior amenities include a landscaped rooftop terrace with panoramic views of the San Francisco City skyline and a 700-square-foot balcony dedicated to the 5th floor. On Zoe Street the building will feature micro retail units for local food entrepreneurs opening to a streetside patio, as well as a sculpture garden courtyard featuring the work of local Bay Area artists.

Committed to its one percent onsite public art program, ULD is working with United Playaz, West Bay Pilipino Multi-Service Center, and SOMA Pilipinas to create a sculpture garden in the courtyard featuring work from Bay Area artists, as well as a mural to be created by a local artist.

The property is located in the vibrant Central SoMa neighborhood, the epicenter of tech and innovation, with dozens of established companies including innovative “unicorn” companies such as Pinterest, Airbnb, Adobe, Splunk, Cruise, Lyft, and Paypal. It is a block from a cluster of venture capital companies, including Accel Partners, Norwest Venture Partners, and Kleiner Perkins.
