Our team’s strength is recognizing opportunities that others may overlook. We see the value in developing in newer urban infill submarkets, while also reimagining properties in long-established downtowns.
We work with local government, residents, and both small and large businesses to identify the right reimagining of a street, block, or community. ULD impacts these neighborhoods to provide relevant vitality. Our three core areas:
Stabilized
Class A single- or multi-tenant properties that are leased, operationally stabilized, and have moderate risk-adjusted returns with predictable cashflows.
Value-Add
Requires improved management and operations, as well as rehabilitation, re-zoning, historic renovation, environmental remediation and abatement, and/or market repositioning.
Development
Ground-up developments — including design, entitlement, and construction — that generate higher potential returns through tactical enhancement.
